Welcome Group Expands Into NC Market

Welcome Group, a Houston-based, single-tenant real estate developer specializing in manufacturing, lab, warehouse, and distribution facilities, has acquired land in Durham, and is under pre-development activities on an additional site in Graham to develop their high-quality industrial projects as part of the firm's expansion into the state and other high-growth markets throughout the Southeastern U.S.

The Durham project for Welcome Group seeks to attract industrial, flex, and life science tenants for the approximately1.3 million square feet of development. The site will be branded as Welcome Venture Park, situated in a premier position on 160-acres off Old Oxford Road, and the future N. Durham Parkway with easy access to Hwy 70 and I-85. Phase 1 development will house 4 flex/ light industrial buildings with varied clear heights, depth, and space opportunities. The City of Durham is currently reviewing Welcome Group’s development plans and, if approved, anticipated openings scheduled for 2023.


This proposed business park will be designed with green space and natural areas creating an inviting location for its tenants. Welcome Venture Park is master-planned to accommodate a variety of businesses from small to large building uses and national logistics and warehousing, lab, and life-tech.


The Graham project, approximately 96 acres located directly off I-40 / I-85, is in the due diligence phase of Welcome Group’s efforts and is currently annexed into the City of Graham and zoned light industrial. The proposed project is being review by the City of Graham and, if approved, would anticipate openings in 2023.
