Who Are We

RW2 Development Company is a multi-discipline real estate development, entitlement, and asset management company with experience on a regional and national format. RW2's projects range from small scale land developments to multi-billion-dollar portfolio growth and asset management. Our team has more than 75 years of combined development, construction, leasing, and asset management experience including multi-family, retail, office, light industrial, and business and technology parks located throughout the United States.

C. Randy Warren, Jr.

Randy entered the real estate development field early, working alongside his father, a civil engineer and land developer. He gained foundational experience in design, construction, and project management beginning his professional career with a mid-Atlantic design firm and later with Merritt Properties in the Washington DC and Baltimore markets, contributing to over 5 million square feet of industrial and suburban office developments.

Randy spent 15 years leading retail development for Prime Retail and Tanger Properties (NYSE: SKT), where he served as Senior Vice President, company officer, and joint venture partner. Following his time in the retail arena, Randy played a key role in the Millennium Park/ICAR project in Greenville, South Carolina, honing his skills in office and research park development.

As asset manager for CIRI, an Alaska Native Corporation, Randy oversaw a $1B portfolio of retail, office, industrial, and multi-family properties, handling development, leasing, and investment activities.

​

Randy is the founding partner of RW2 Development Company, actively participating in more than 7 million square feet of industrial projects in the southeast over the past 8 years. He holds a degree in Urban and Regional Land Planning and Mathematics from Towson University and an MBA in Finance from Loyola University.

Bob Brooks

Development & Construction

Bob Brooks is a seasoned construction management executive with 35 years of experience in commercial construction across industrial, office, retail, hospitality, amenity, and multifamily sectors. As Market Vice President for Al Neyer in North Carolina, he oversaw the development of approximately 3.5 million square feet of industrial and distribution projects, including Amazon DRT3 in Raleigh, Garner Business Park, and ThermoFisher Scientific in Mebane. His expertise spans pre-construction services, cost analysis for development proformas, and full-cycle construction management.
 
In addition to his corporate leadership, Bob has served as Owner's Representative for clients such as North Hills Country Club and Coral Bay Club. His portfolio includes notable projects like Prestonwood Country Club, PowerHouse Row Mixed-Use, and the NCRR Depot Redevelopment. A multiple-time recipient of the City of Raleigh’s Sir Walter Award, Bob is an NCSU alumnus and an active tennis, pickleball, and cycling enthusiast, deeply rooted in Raleigh, NC
